Interhyp’s 10-year mortgage market reference rose by roughly 0.2 percentage points between August and early September 2026. Oil prices, central-bank decisions and a buyer’s own loan offer need to be considered separately.

What changed in the mortgage market?

In its 13 August 2026 market update, Interhyp described rates for 10-year fixed-rate mortgage loans as hovering around 4.0%. Its 10 September update put them at just under 4.2%. Comparing those two market snapshots suggests an increase of roughly 0.2 percentage points, or 20 basis points. They are not two binding offers to the same buyer.

Oil prices and central-bank decisions

Higher energy prices added to inflation concerns in September. The European Central Bank decided on 10 September to raise its three key rates by 0.25 percentage points, effective 16 September; its deposit-facility rate became 2.50%. The US Federal Reserve decided on 16 September to raise its target range by 0.25 percentage points to 3.75%–4.00%.

Neither central-bank move automatically adds 0.25 percentage points to a German mortgage. Long-term financing costs also reflect bond yields, covered-bond funding, the lender's terms and the borrower's circumstances. Interhyp noted that mortgage rates had already risen in the weeks before the ECB's September decision. Energy prices and policy rates are market context, not a formula for an individual loan offer.

What should buyers compare?

For a meaningful comparison, request current written offers for the same property, equity contribution, loan-to-value ratio, fixed-rate period and repayment schedule. Also budget for purchase costs, maintenance and day-to-day expenses. If you already have a fixed-rate mortgage, check your own contract and when its fixed-rate period ends; a market snapshot does not itself change your existing rate.
