How we let your property

1. We gather the documents and property details needed to let your home, and discuss your requirements with you.

2. We photograph the property, prepare a professional listing and present it on our website.

3. We arrange viewings, speak with prospective tenants and review the documents they provide, such as proof of identity and income.

4. We help prepare a suitable tenancy agreement and discuss rent terms, including a stepped rent agreement where appropriate.

5. Once the agreement has been signed and the deposit paid to you, we prepare a handover record for the owner and tenant before the keys are handed over.

How we manage your property

After your property has been let, we can provide ongoing management services.

  1. We handle communication with the tenant and act as your central point of contact.
  2. We prepare the annual service-charge statement (Nebenkostenabrechnung) and reconcile relevant costs with the tenant.
  3. When a repair requires the owner’s attention, we can coordinate tradespeople and forward the invoice to you.
  4. We take care of day-to-day coordination so you can spend less time managing the tenancy yourself.

Our fees

Our fee is calculated as a percentage of the net rent and is agreed with you in advance. We handle the agreed letting and management services so you can spend less time on day-to-day tasks.

Our experience helps us organise the marketing and tenant selection process. Where appropriate, we can discuss a stepped rent agreement (Staffelmiete) with you.

The tax treatment of letting and management fees depends on your individual circumstances. Your tax adviser can confirm what may be deductible.
