Independent buyer advisory
for property in Germany
How we help you buy property in Germany
Buyer advisory, from the first viewing to completion
The videos on this page are in Mandarin Chinese.
Property review. We examine the available property documents, condition, layout, energy information and likely maintenance questions, so you can make a more informed decision.
Pricing and negotiation. We compare the asking price with the available market evidence and support negotiations. The final price depends on the property, market and seller.
Financing. We help you prepare information for mortgage discussions and compare suitable offers where available. Financing terms and approval remain with the lender.
Purchase documents. We help organise the process and explain the documents and questions to raise with the notary or qualified legal adviser. The notary prepares and authenticates the purchase contract.
Coordination. We stay in contact with the parties through the viewing, financing, notary appointment and handover, within the scope agreed with you.
Tax and valuation questions. Where relevant, we can coordinate with qualified tax or valuation professionals. Any tax treatment depends on your circumstances and current law.
What our clients say
How we work and what it costs
We agree the scope of our buyer advisory work and any applicable fee with you in writing for the specific property. The agreement explains when a fee would become payable and what services it covers. Sending an enquiry alone does not create a paid brokerage contract.
Our work can include reviewing the available information, organising questions and viewings, helping you compare financing options, and coordinating the steps towards the notary appointment and handover. Please ask us about any point you would like clarified before making a commitment.
Understanding the German property market
There is no single answer for every buyer or every city. A sensible decision starts with the specific property: its location, condition, asking price, energy performance, expected maintenance and the documents available for review.
If you are considering an investment, compare realistic rental income with financing costs, purchase costs, ongoing expenses, possible vacancies and your own risk tolerance. Mortgage rates, rents and sale prices can change. Past market movements do not establish what a property will be worth in the future.
We help you organise the facts and questions for the individual property. A lender, tax adviser, lawyer or notary should confirm matters within their respective professional roles.
Understand the numbers behind a property investment
Use your own assumptions to compare the purchase price, transaction costs, financing, rental income, ongoing expenses and a possible future sale.
This is an illustrative estimate, not a guaranteed return. Actual results, loan terms and tax treatment depend on the property and your circumstances.
